Taylor Wimpey and Seddon Homes have been granted outline planning permission for 160 homes on a 7.9 hectare greenfield site at Sandbach, Cheshire East. The development was granted planning permission at Appeal in October 2013 following non-determination of the application by Cheshire East Council within the prescribed decision period.

Taylor Wimpey and Seddon Homes were assisted by a multi-disciplinary team, including Randall Thorp, with each consultant providing input to enable the creation of a unique masterplan based around the constraints and opportunities provided by the site.

  • Randall Thorp responsibilities included:
  • Co-ordination and production of masterplan
  • Co-ordination and production of the Design and Access Statement
  • Public consultation
  • Landscape and Visual Impact Assessment
  • Preparation of evidence and attendance at appeal hearing

The masterplan design was landscape led, taking its cue from existing landscape features and Public Rights of Way (PROW’s) both in and around the site. By retaining and enhancing the key features of the site and improving connectivity through the site we were able to provide a new place for sustainable family living, set within a well-planned green infrastructure network which provides a high quality setting to the residential development and which also enables direct connectivity into the wider area to encourage sustainable pedestrian and cycle movement. The development will provide:

  • Up to 160 family homes in a range of styles, including affordable housing,
  • Significant areas of public open space including equipped play facilities, an informal kick about space and new community orchard,
  • Retained PROW’s and new additional pedestrian and cycle connections between the routes to increase permeability.

As a result of the landscape-led approach we were able to create a unique scheme that is responsive to the opportunities presented by the site, which preserves and enhances the best of what is there and complements the surrounding area, which provides character and a strong sense of place, and also provides a development that meets our client’s commercial aims.
