Randall Thorp are pleased to announce that Thurrock Council’s Planning Committee has resolved to grant outline planning permission for Land at North East Corringham, delivering a landscape-led, residential neighbourhood on the edge of the town.
Appointed by Mulberry Homes, and working as part of a multidisciplinary team, Randall Thorp acted as masterplanners for the scheme, preparing the Parameter Plans, Illustrative Masterplan, Design & Access Statement and LVIA to support the outline planning application.
The scheme, which was approved subject to the completion of a Section 106 agreement and conditions, will deliver up to 412 homes, alongside a new primary school, care home, local convenience store, and extensive areas of public open space.
A landscape-led approach underpins the masterplan, retaining and enhancing existing hedgerows and site features to form a robust green infrastructure framework. The proposals establish a strong network of open spaces, walking and cycling routes, and multifunctional landscape areas that support biodiversity, promote health and wellbeing, and integrate the development with the existing settlement.
The scheme responds carefully to its edge-of-settlement context, creating a sensitive transition between Corringham and the surrounding countryside, on land that was argued to be grey belt through the planning process.
This outcome reflects a considered, landscape-led approach to growth that balances the need for new homes with the character and setting of Corringham.
